Know the difference among high-rise, mid-rise, and low-rise condominiums.

One major life milestone everyone aims to achieve is having their very own place. After the sacrifices made, extra hours put in at work, and years of wanting and wishing, finally becoming a homeowner is indeed a big deal. And with today’s market value and the need for convenience, going with a condominium unit is the smartest choice.

But deciding on going with a condo is only the beginning. The next question you have to ask yourself would be: Which condo building type should I put my hard-earned money on? In Metro Manila and in the Philippines in general, there are generally three condo building options available in the market: the high-rise, the mid-rise, and the low-rise. Each comes with their own advantages and disadvantages, so read on about each condo unit type to help you determine what unit is best for you!




1. High-Rise Building

Various organizations have different measurements for the standard minimum height of a high-rise building, but one main indicator is that it should be tall enough that it needs elevators [1].



In the Philippines, the primary selling point of a high-rise condo is its location. Most real estate companies in the country place high-rise buildings in the center of a bustling city because of a denser population and an overall higher demand. If living close to work or having easy access to most malls, establishments, and businesses are important to you, you might want to look into investing in a unit in this type of condo.

Another common theme among high-rise condo buildings is the amenities that they come with. While all types of condo buildings have useful features, high-rise buildings tend to have more unique and more extravagant facilities. These could include rooftop gardens and sky decks where you’d get an irreplaceable view of the entire city. Some high-rise buildings also come with their own commercial centers where you can dine, pay your bills, and do your groceries.

On-site property management is also an advantage that comes with living in this type of condo. A staff commonly tends to the entire building, from its cleanliness, repairs, and overall safety of the tenants.



2. Mid-Rise Building

Mid-rise buildings are typically six to fifteen storeys tall.



Mid-rise buildings are still located within the city, but are usually found in less hectic streets, thus providing a quieter, calmer setup than high-rise options. Since there are fewer floors available, you’ll also get to bump into fewer tenants.

Greener features are also a good feature of most mid-rise buildings. If you prefer seeing garden landscapes more than city skylines, mid-rise building options might suit you better. Since these are still condominiums, they generally come with common amenities such as a swimming pool, a fitness gym, and a recreation area.

Most mid-rise building units also come at a great value. Since there are less luxurious amenities and the building location is not as in-demand, the units tend to be less expensive than high-rise building units.



3. Low-Rise Building

Low-rise buildings have between one to five storeys.



Low-rise buildings prioritize tranquillity and community over anything else. They are often located in less busy parts of the city, although they are still accessible to major highways and roads. Instead of vehicles and foot traffic, the views included in low-rise building living typically include open spaces and sprawling gardens.

Privacy is also a major factor when it comes to low-rise building living. Since being surrounded by lots of people all the time isn’t for everybody, it’s good to have the choice of a living situation that is more secluded and personal. On the flip side, the low number of units and tenants also makes it easier to be familiar with and even form bonds with your fellow tenants.

Finally, low-rise building units tend to be cheaper than the high-rise and even the mid-rise buildings because of lower maintenance fees and the property being located in a less sought-after area.


Ultimately, your decision boils down to your current status, your priorities, and your budget. Still, since each condo building type comes with its own ups and downs, it’s crucial to be knowledgeable about what each has to offer so you can make the best decision possible.
